Onion Creek ATX is run by one neighbor, not a company. Here's the whole story, including the money part.

I build websites and email systems for a living. I live here. And for years I watched the same movie play out on every street in this neighborhood: a dumpster shows up, a crew does one house, and everyone else waits their turn to solve the exact same problem alone — new quotes, new strangers, new chances to overpay.

Meanwhile every homeowner around here is sitting on the one thing that would fix it: information the house next door already has. What they paid. Who showed up. Who honored the quote. Nobody had collected it. So I started collecting it.

What this is

  • The Price Book — real prices paid for the big jobs in Onion Creek, anonymized and organized so you can negotiate from facts.
  • The Creek Sheet — a short email with what’s being quoted around the neighborhood and which vendors are earning their place.
  • Street Deals — organized group pricing when a crew is already coming to your street.
  • A vetted vendor list — one earned spot per trade, graded by the neighbors who actually hired them.

The money part, in full

Vendors pay a referral fee when a job from this list closes. That’s the entire business model. Neighbors never pay anything, there’s no markup added to your job, and no vendor can buy their way onto the list — the fee is the same whether the vendor is great or terrible, so the only thing that keeps a vendor on the list is doing good work at honest prices.

I publish this because the trust of a few hundred neighbors is worth more than any single referral fee, and because you’d find out anyway. If a vendor ever tells you a different story about how this works, I want to hear about it the same day.

What this isn’t

Not an HOA project. Not a realtor lead funnel. Not a national “get three quotes” site wearing a local costume. No private equity, no franchise playbook — one neighbor, one list, one neighborhood.
